Design Process

Through each step of the journey from the first ‘butter paper’ sketches, through planning approvals, working drawings, design and finishes selections, construction and fit out – to ensure that every facet of your project is managed comprehensively and with the minimum impact possible on your lives: We become your representative throughout the entire process.

The ten step process:

1. Initial Brief

Generally we arrange a meeting  to ensure that we ‘gel’ with our clients.  Once this has been established a short meeting is generally all that is required to receive a short brief and to receive and expectation of the budget.

2. Design Sketches

Before committing to a large ‘spend’ clients are able to review sketch plans and it is at this stage that the design direction is determined.

3. Planning Approvals

Design sketches are taken to the local planning authorities if planning permission is required, otherwise a preliminary approval meeting is held with the relevant Certifier to obtain direction and quotes for planning/building approvals.  At this stage if there are any planning ‘issues’, they are addressed prior to working drawings being undertaken.

4. Working Drawings

Working drawings are prepared by qualified building designers or architects and engineering drawings prepared.  Ready for submission to the relevant Certifier or Council.

5. Interior Design & Finishes Selections

Prepared concurrently with working drawings the finishes selections and interior design is documented. Selection of tiles, cabinetry, whitegoods, tapware and so on is undertaken at this time so that a complete package can be provided to contractors for pricing.

6. Cost Estimates

Building Contractors receive specification and drawings for quotation purposes.

7. Building Contract

Once the plans have been approved in principle by the regulatory bodies, and the client is happy with the drawings, design direction and cost estimate they engage their preferred builder and contract documentation is signed.

8. Project Co-ordination

Acting as the owner’s representative, Lisang Design takes on the day to day liaison with the building contractor and becomes the conduit between builder, trades, engineer etc..

9. FFE Procurement

All furniture, light fittings, appliances, carpet, drapes etc.  can be purchased and installed during the building phase to ensure a smooth building and  design process – with trade discounts passed on to owners where applicable.

10. 'Handover'

Once complete the house is professionally cleaned, if required for a remote owner, all furniture moved in and arranged, with paintings and artwork professionally hung.
